Currently, two beautiful mill buildings on the west side of Saco Island are available for redevelopment, as are 6 acres of undeveloped land on the east side of Saco Island.
Building 7: One of the most visually appealing structures in downtown Biddeford-Saco, Building 7 is a two-level, 11,144 square-foot building less than 100 yards from the Saco River. It has already undergone substantial renovation, but is not yet committed to any particular use or concept. Potential uses previously contemplated have included commercial office space, a convention & meeting center, a call center, and a satellite site for the state university system. Saco Island East: Saco Island East is an undeveloped parcel, the most desirable piece of land available in downtown Biddeford-Saco, with direct and extraordinary deep-water access to the acclaimed Saco River. It is 5.84 acres, located directly on the river, with direct frontage on Saco’s Main Street. It offers spectacular views down the Saco River and its deep water access, an enduring remnant of this region’s industrial and maritime past, is a unique man-made feature that is absolutely unparalleled anywhere else in Maine --- protected by granite blocks, deep water is literally available at the island’s edge. Potential uses for this land include a hospitality venue with spectacular river views, Class A offices space, waterfront townhouses, even a marina. Building 3: A visual icon on Saco’s Main Street, Building 3 is well-known as the home of the Run of the Mill Public House and Brewery, without question the most popular gathering spot in Biddeford-Saco since it opened in 2008. As a result, this building is now literally a landmark, for people throughout the region. “Right above Run of the Mill” is a direction that everyone would easily understand. This is a four-level, 28,760 square foot building, and it directly fronts Saco’s Main Street. It is less than 100 yards from the Saco River, and is in excellent condition. Potential uses for the 3 floors above the pub include commercial office space, condominiums, micro-apartments, a boutique hotel, etc. This building has gorgeous views down the Saco River, toward the Atlantic Ocean and its spectacular sunrises.
